Interior vs. Exterior Basement Waterproofing: Which Does Toronto Homes Actually Need?
Both systems work. Knowing which one fits your specific problem saves thousands of dollars and months of disruption.
The Fundamental Difference
Interior and exterior waterproofing are both legitimate systems that keep basements dry — but they work in completely different ways and solve different versions of the same problem. Understanding which one applies to your situation is the most important thing you can do before spending money on either.
Exterior waterproofing prevents water from ever reaching the foundation wall. It works at the source: a waterproof membrane is applied to the outside face of the foundation, drainage board directs water downward to new weeping tile, and the weeping tile routes groundwater away from the footing to daylight or a sump. The result is a dry wall that water never contacts.
Interior waterproofing accepts that water will enter the foundation envelope and manages it before it reaches the finished space. A perimeter drain channel intercepts water entering through the cove joint and wall, routes it to a sump pit, and a pump removes it from the property. The wall gets wet — you just never see it.
Which Is Better?
Exterior is the gold standard from a pure engineering standpoint. It stops water at the source and protects the structural concrete from ongoing moisture contact — which, over decades, degrades concrete, corrodes embedded steel, and opens cracks. If cost and access aren't constraints, exterior is the right answer.
But cost and access frequently are constraints. Exterior waterproofing requires excavating along the full foundation perimeter — typically 7–9 feet deep to reach the footing. In Toronto, that means: removing existing landscaping and hardscaping, managing the excavation within typical lot widths, handling permit requirements in some cases, and weeks of disruption. On a fully landscaped property with a mature garden, ornamental retaining walls, and walkways along the foundation, the excavation cost alone can double the project total.
Interior waterproofing requires no excavation. It's done entirely from inside the basement, typically in 2–5 days. The disruption is confined to the basement level. For homeowners with a finished basement, it avoids the far more expensive process of excavating from the outside.
Matching the System to the Problem
The choice should be driven by where the water is coming from.
Water through wall cracks, tie rod holes, or cold joints — this is a wall-face infiltration problem. Exterior waterproofing with proper membrane application addresses the actual entry point. Interior waterproofing can manage the resulting water, but it doesn't stop the wall from getting wet.
Water through the cove joint (floor-wall junction) — this is groundwater pressure from a high water table. The water isn't coming through the wall at all — it's coming up from below. Interior drainage with a properly sized sump is the most effective and cost-efficient solution for this source. Exterior excavation won't change the water table.
Diffuse seepage through block or brick mortar joints — this is water transmission through porous material under hydrostatic pressure. Exterior membrane + drainage board is ideal. Interior crystalline waterproofing applied to the wall face is a reasonable interior alternative that reduces seepage, but a drain system is still needed to manage residual infiltration.
Toronto-Specific Considerations
Most Toronto homes have narrow lot widths — 25 to 35 feet is typical in the older parts of the city. In a semi-detached row with 3 feet of side yard, exterior excavation along the party wall side is simply not practical. Interior systems are the standard approach for these properties.
Many older Toronto properties also have mature trees within the drip line of the foundation. Exterior excavation that severs major roots can destabilize the tree — or trigger root death that then leaves subsurface voids that destabilize the soil. This is a case where interior waterproofing isn't a compromise — it's actively the better choice.
What About Interior Sealers — Drylok and Similar Products?
These products are crystalline sealers, not waterproofing systems. Applied to a clean, dry wall, they reduce diffuse moisture transmission through porous concrete or block. They're appropriate for walls that are damp from condensation or minor moisture vapour transmission.
They will not hold against active water pressure through a crack, cove joint, or block wall under hydrostatic pressure. The marketing is misleading on this point. Use them for mild moisture, not for active water.
The Bottom Line
If you have active water entry through specific cracks or joints, and exterior access is practical, exterior waterproofing gives you the most comprehensive result. If water is coming through the cove joint, or if exterior access is constrained by landscaping, lot width, or cost, a properly installed interior drain system with a quality sump pump is a permanent and effective solution. In many cases, a combination — targeted exterior crack sealing at specific problem points plus interior drainage — gives the best value.
